Overview
Reporting directly to the Supervisor of Plant Operation and Maintenance: Maintains a Health Care environment and the hospital’s building systems through the operation of building automation, fire alarm, security and nurse call systems as well as maintaining and reporting energy management services; Ensures that all assigned preventive maintenance, repair and operational emergency service calls for the building systems are responded to within prescribed time frames as determined by service agreements and customer expectations. Makes round in the mechanical rooms and responds to all trouble calls from various departments throughout the hospital, rectifies or isolates the problems and ensures continuity of their related operation. Also responds to Fire Alarms as part of the fire brigade.

Responsibilities
General Duties (70%)
  • Maintains mechanical equipment to provide heat, power, refrigeration and air conditioning to the hospital.
  • Is required to provide a safe and healthy environment for patients and staff in accordance with the Operating Engineer’s Act and other government regulations.
  • Controls and maintains all hospital equipment designated for the above functions, including steam boilers, generators, fans, pumps, compressors, convectors, etc.
  • Ensures preventative and regular maintenance as outlined by P.M. sheets which are issued weekly.
  • Tests emergency generator system to ensure proper supply in the event of electrical failure.
  • Grease and oil motors, fan bearings and circulating pumps.
  • Replace/change air handler’s filters at regular intervals per P.M. schedule or as required to maintain acceptable unit output.
  • Clean fan blades, radiator, ventilation grills, etc.
  • Change cracked or worn drive belts.
  • Replace pipe coverings and other insulation, heating or cooling equipment.
  • May be required to maintain other hospital equipment such as dietary, laundry and medical items (wheelchairs, treadmills, beds,etc.).
  • Replace, repairs and calibrates thermostats.
  • Repair and remodeling of plumbing and heating systems, toilets, sinks, drinking fountain valves. Maintain and test potable water systems, hot and cold, hot water generator tanks and drainage systems.
  • Read and interpret blue prints, requisitions, equipment and material.
  • Regulation of equipment.
  • Acknowledges alarms and review computer printout of building automation, fire alarm,; troubleshoot and try to clear alarms.
  • Operates air handling equipment, Heating equipment, cooling equipment, chillers, cooling towers, steam boiler, hot water boilers and their auxiliary and ancillary equipment, promptly responds to their alarms, troubleshoots, fixes or isolates them
  • Stops, starts and adjusts all equipment.
  • Observes flow meters, pressures, draft gauges and other instrumentation.
  • Adjusts valves and other devices to bring readings within specified requirements.
  • Records daily events in the log book as per Department of Labor regulations
  • Adjusts equipment to ensure efficient operations.
  • Prepares pressure vessels for inspection.
  • Monitors air handling units to ensure full operation of fresh air.
  • Report conditions and consumption outside normal operating parameters.
  • Performs seasonal work for equipment preparation for inspection by insurance companies, Dept. of Labor Inspectors and Chemical Engineers.
  • Prepares Heating System
  • Repacks valves and pumps
  • Replaces and repairs defective parts and equipment
  • Cleans radiators, convectors, grills, etc.
  • Performs general maintenance and set up of strainers, valves, cushion tanks, circulation pumps, coils and all auxiliary equipment
  • Plugs hand holes, manholes, columns. Blowdrains and valves to be inspected to meet standards required for re-issuance of plant certificate.
  • Prepares Cooling System:
  • In the fall shut down all water is drained from coils and pumps.
  • Visual, audio and physical checks:
  • Examines water samples daily.
  • Performs chemical tests to determine water conditions.
  • Applies chemical treatment to maintain water condition in prescribed limits.
  • Makes rounds of all mechanical rooms twice per shift taking readings of gauges to ensure proper operation of equipment and correspondence with BAS.
  • Is alert to any unusual sounds which may warn of equipment failure.
  • Is alert to any unusual smells which could give advance warning of equipment burning, etc.
    Quality Management (15%)
    • Maintain Logs, records and write reports as required and requested
    • Maintain records and information pertinent to work assignments.
    • Closes PM and routine work orders on the PDA after completing work assignments
    • Provide technical assistance and advice as directed by the Plant Operations Supervisor.
    • Issues work permit and hot work permit to contractors and tradesmen
    • Assist with the care and maintenance of the Department’s equipment and supplies.
    • Adhere to the Department’s established policies, procedures, objectives, quality
      assurance and safety guidelines.
    • Ensure that due diligence is exercised in the use of equipment and supplies.
    • Observe health and safety rules and regulations appropriate to the area and work situation consistent with the Occupational Health and Safety Act and other legislated enactment. This includes strict adherence to the Lockout/Tag-out Policy.
    • Assist in the coordination of work activities with sub-contractors and client groups in an efficient manner.
    • Search specifications, schematics, drawings, O&M manuals in order to make repairs and adjustments to equipment and machinery as necessary.
    • Adhere to the Critical Ventilation - Fan Failure Policy.
      Other Duties (15%)
      • Participate in educational programs and in-service trainings.
      • Attends meetings as required.
      • Be available in short notice for shift coverage, overtime and being on-call if necessary
      • Provides verbal and written reports as requested.
      • Completes assigned tasks in a professional and workmanlike manner and close the work orders within time frame given in response time policy.
      • Communicate the work status with the client groups via central call center within the time frame given in response time policy.
      • Adheres to the occupational health and safety acts and other legislative enactment.
      • Represent the department with a positive and professional attitude.
      • Maintain an industry level standard productivity level
      • Perform other duties consistent with the job classification, as required and as assigned by the supervisor or manager

        Requirements
        Education and qualifications
        • Grade 12 Diploma
        • Certified Building Automation/Controls Technician or industry equivalent certification with BAS experience (Minimum 3rd class Stationary Engineer) is mandatory
        • Must have a working ability in the trades of plumbing, electrical, carpentry and locksmith
        • Must have minimum 3 years experience in the industry including DDC systems troubleshooting, software operation, controls calibration and experience with operating of the environmental, mechanical and electrical operational systems including but are not limited to heating, air conditioning, ventilation, plumbing, chilled water and refrigeration systems, electrical lighting and distribution, and water treatment.
        • 5 years of HVAC plant experience in a large hospital setting (preferred)
        • Must have experience with all aspects of plumbing and HVAC equipment, as well knowledge of fire alarm systems, water testing equipment, dietary equipment would be beneficial.
        • Must have ability to work on own (independently) as well as with other departments/staff so excellent communication and interpersonal skills are required
        • Ability to read, write and speak English fluently
        • Know how to use a computer. Familiar with MS word, excel and database (preferred)
        • Documented proof of Worker or Supervisor health and safety awareness training, as applicable (as per Ontario’s Occupational Health and Safety Act regulations). This training can be provided to the successful candidate if needed.
          Physical demands and working conditions of the job:
          • Considerable lifting is required during routine maintenance and repairs.
          • Mental concentration is required to solve problems under stress
          • Visually demanding when required to read gauges.
          • Listening concentration is required to detect problems with equipment.
          • Exposure to hazards normal in a power plant and maintenance environment.
